Kervale announces two Brighton townhome projects amid scarcity of mid-sized homes
Boutique Melbourne property developer Kervale will launch two exclusive townhome collections within the prestigious Brighton neighbourhood in Q3 of 2024.
Boutique Melbourne property developer Kervale will launch two exclusive townhome collections within the prestigious Brighton neighbourhood in Q3 of 2024.
Director of Kervale, Rob Moolman said the decision stems from a perceived gap in the market for townhomes in Brighton, which are attainable in price for a larger portion of the community.
According to a market forecast report, the expected population growth over the next 30 years, requires Melbourne to develop 1.5 million more dwellings which will be made up of 530,000 detached houses, 480,000 apartments, and 560,000 townhouses.
“With Brighton oversupplied with apartments, we recognised the demand for secure, lock-and-leave lifestyles without compromising on space and customisation options. Townhouses also create an authentic, warm feel of community and connection that is not available in standalone homes or long, passage-lined apartments.
“Purchasing a townhouse is an ideal choice for those seeking an affordable, low-maintenance lifestyle while still reaping the benefits of homeownership. With rising interest rates and reduced borrowing capacity in Australia, it’s crucial to explore all available options to enter the property market. Townhouses provide spacious and innovative floor plans, privacy, security, and turnkey solutions, making them a wise investment,” said Rob.
Designed by MartinoLeah Architects with interiors by Brahman Perera, Elema will offer 12 contemporary townhouses that capture the essence of sophistication. The second townhome project is Homage, with landscaped gardens by Etched and designed by MartinoLeah Architects. Homage offers 6 meticulously crafted townhouses that bring a modern, yet nostalgic look and feel to townhomes in Brighton.
MartinoLeah and Brahman Perera were tasked with creating the attainable townhomes that blend sophistication with practicality.
“We wanted Elema to draw inspiration from the earth, water, fire, and light. Its architecture and interiors reflect a contemporary aesthetic with a focus on materiality and natural elements” said Director of MartinoLeah, Paul Martino.
“Multi-functional screens provide privacy and climate regulation, while lush central courtyard gardens offer tranquil retreats inspired by nature,” said Paul.
Each of Elema’s 12 townhouses boast three bedrooms, 2.5 bathrooms, a study, and two car parks. Two of the residences offer private pools, while internal spaces range from 136 to 181 sqm, complemented by external areas spanning from 18 to 93 sqm. Prices range from $1.83 to $2.46 million, catering to aspirational buyers in their mid-30s to mid-50s seeking entry into the Brighton market.
“Elema is committed to reducing its environmental footprint while providing modern conveniences for its residents. The townhomes are equipped with premium electrical appliances, solar PV systems, and drought-tolerant landscaping all whilst achieving a 7-star average NatHERS Energy Rating,” added Rob.
Homage embodies the epitome of luxury living in Brighton. Each townhouse features three to four bedrooms, two bathrooms, and two at-grade parking spaces, spanning an average size of 188 sqm.
Prices range approximately between $2.3 to $2.6 million, appealing to Generation X homeowners seeking refined living spaces in a coveted location.
“Homage features rooftop gardens and optional hydronic heating, and the design is luxe, formal, warm, layered and sophisticated,” said Paul.
Elema will commence construction in Q4 of 2024, with Homage following shortly after.
